Cancellation Policy

  1. All cancellations must be immediately notified by telephone and then in writing.
     

  2. If the balance is not received by the due date then your holiday we will send you a reminder by post, by email or by telephone. If you fail to make the relevant payment within 7 days of the date it is due, we will assume that you wish to cancel your booking. If this happens, your booking will immediately be cancelled and the cancellation charges set out below will apply.
     

  3. If you want to change your booking

    a) Please contact us via email or telephone to request a change in your booking. We will always attempt to make changes where possible. In some circumstances you will need to cancel your existing booking and make a new booking.
     

  4. If you want to cancel your booking

    a) If you wish to cancel a confirmed booking you must let us know by email or in writing as soon as possible. 
    b) Your booking will be cancelled with effect from the day we receive your email or written notification.
    c) The deposit is non-refundable.
    d) If you have not paid us the balance of the fee, you will become liable for this upon cancellation if it is less than 4 weeks until your holiday is due to start
    e) If it is less than 4 weeks until your holiday is due to start then the deposit and balance of the fee is non-refundable less the sum set out in clause 4.f below. If we are able to re-let the property then we will re-fund all monies to you, excluding the deposit.
    f) If we are not able to re-let the property then you are liable to pay the balance of the total fee to us, less the element of the rent which covers laundry and cleaning costs, which is typically in the range of £50.00 - £125.00
     

  5. If we need to change or cancel your booking 

    a) Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.

    b) If we need to change or cancel your booking we will try to offer you a suitable alternative booking. If we are not able to offer you a suitable alternative, or if you do not accept the alternative we offer, we will refund you the amount you have paid us for the booking, including the deposit.
     

  6. We strongly advise that you take out comprehensive travel insurance. If you choose not to then you accept responsibility for any loss that you may incur due to your cancellation.
